How is my property marketed?
We place a “For Lease” sign at the property when it is ready for lease. We advertise through the Austin Board of Realtors MLS platform and syndicate listings to websites including AustinHomeSearch, Realtor.com, Zillow, Trulia, HotPads, Facebook Marketplace, and the Austin Real Estate Network to maximize exposure.
Is there a charge to rent my property?
Yes. The leasing fee is typically 75% of one month’s rent. This commission compensates the real estate professionals who assist in marketing, showing the property, processing applications, and coordinating the move-in process.
What if my property needs work before it can be leased?
We work with a number of independent contractors who can provide make-ready bids and complete any required work before the property is listed for rent. These contractors guarantee their work.
How do you determine the rent amount?
We analyze data from the Austin Board of Realtors MLS system and conduct a comparative market analysis based on square footage, number of bedrooms and bathrooms, and comparable rental properties in the surrounding neighborhoods.
How do you screen applicants?
We use TransUnion SmartMove to run credit and background checks on every occupant over the age of 18. We also verify income for the previous 60 days and confirm rental or mortgage payment history to ensure reliable tenants.
What is the security deposit?
Typically the security deposit equals one month’s rent and is held in an escrow account. Additional deposits may be required depending on the applicant’s qualification criteria.
Do I have to allow pets?
Owners can choose to keep the property pet-free. However, allowing pets can increase tenant interest. If pets are allowed, a refundable pet deposit of $350 per pet is typically required, with a limit of two pets and restrictions on certain breeds and dog weight. Service animals must be accommodated according to fair housing laws.
Do I have a say in who leases my property?
Yes. While we provide a summary of the applicant’s screening results and recommendations, the property owner ultimately decides who will rent the property.
When do I receive my rent money?
Owner draws are typically initiated for direct deposit by the 10th of each month based on collected rent, minus management fees and expenses. Owners also receive a monthly rental statement.
What happens if the tenant does not pay the rent?
If rent is not paid after the grace period, the tenant receives a late notice. If payment is still not received, we contact the owner and may begin the eviction process if necessary.
How does eviction work?
If eviction becomes necessary, we prepare and file the required paperwork with the courthouse and appear on behalf of the owner at the hearing. If the court grants judgment, the tenant has five days to comply before a writ of possession may be issued to regain the property.
Can I visit my property while a tenant is living there?
Yes. Owners may visit their property at reasonable times. We recommend coordinating with the management team so the tenant can be notified before the visit.
Will I know how the tenant is taking care of my property?
Yes. We perform inspections at least annually, before and after each occupancy, and before lease renewals. Inspection reports include photos and comments and are shared with the owner.
What happens if I receive an HOA violation?
Notify us immediately. If the violation is the tenant’s responsibility, we will contact them. If the owner is responsible, we will coordinate with a contractor to resolve the issue and prevent future fines.
How are repairs handled?
Tenants submit maintenance requests through their online portal. Requests are tracked through the property management system and approved repairs are assigned to trusted contractors who guarantee their work.
How are lease renewals handled?
About 75 days before the lease expires we review current market conditions and recommend a renewal rent. After discussing with the owner, we send the tenant a renewal offer if they wish to stay.
What if the tenant does not want to renew?
Tenants must provide at least 60 days written notice before moving out. Once notice is received we begin preparing the property for re-leasing.
How do you handle tenant move-outs?
Tenants must return the property in the same condition as move-in except for normal wear and tear. After move-out we coordinate cleaning, inspections, re-keying, and make-ready work to prepare the property for the next tenant.
What happens to the security deposit after move-out?
Within 30 days we send the tenant a deposit disposition statement detailing any charges for damages or cleaning and issue any remaining refund.
How quickly will my property be re-leased?
Once make-ready work is completed and the property is ready for showings, we list it immediately and begin marketing it again to secure the next tenant.
